  • Accounting of all funds

  • Mid lease and final move out walkthroughs

  • When necessary file a claim on the Tenant's Security Deposit

  • Detailed application with identity verification

  • Income verification (e.g., pay stubs/offer letters) and ability to pay

  • Credit review with attention to landlord debt, collections, and payment history

  • Background checks (criminal and eviction records where permitted by law) with thoughtful, consistent criteria

  • Rental history verification by contacting prior landlords

  • Guarantor evaluation when applicable
